Valencia Del Mar: Compare an Available Home With Amenity Timing
Last updated: November 2, 2026
At a Glance
GL Homes lists a Venice home at 11650 Clever Cardinal Court in Valencia Del Mar, Boynton Beach, for $1,385,900 and marks it available now. The builder markets the community as 55+. Its October 2 construction update described the Clubhouse and Racquet Club as progressing, so buyers should verify which amenities are operating today. Home availability and the full community experience are separate questions; neither a listing nor an older construction update guarantees current conditions.

For a buyer planning a move, the useful comparison is bigger than a floor plan. You are choosing a home, a moving timeline and a community whose services may develop in stages. A completed house can solve one part of that equation while leaving another dependent on future milestones.
What should buyers verify about amenities?
The builder’s June 11 announcement said the Community Center was open. The later October 2 update described continuing work on pools, fitness and dining spaces, and recreation facilities. Those dated statements should not be turned into a claim that everything is open—or that nothing has changed since then.
Ask me for a comparison of Palm Beach County new-construction communities based on your budget, move date and the amenities you want to use immediately. A useful shortlist separates currently operating facilities from planned features.
Before touring, request a current facility-by-facility status report. Ask which areas residents can access, what remains under construction and whether projected opening dates are documented. If a particular activity drives your decision, confirm the actual service rather than infer it from a rendering or a description of the finished community.
How should you evaluate the available home?
This is a specific inventory-home asking price, not a promise that every version of the plan costs the same. Ask for the exact included selections, homesite details and a written purchase proposal. Compare those materials with the plan drawings and the home you can inspect.
Also ask what “available now” means for the proposed transaction. Construction completion, inspections, paperwork and the buyer’s financing can affect closing. A public availability label is useful for screening options; it is not a substitute for confirmation that the property can close on your required date.
What about the closing-cost offer?
The community’s official offers page advertises a $10,000 closing-cost contribution. Its conditions include GLFinancial when financing, or a cash purchase, and Nova Title services, including the specified owner’s title policy. Those providers are not required simply to buy a home. Offers can vary by homesite and change; confirm eligibility and whether the contribution is already reflected elsewhere in the proposal.
Ask me to help compare a written builder proposal with other available homes and financing choices. The comparison should account for cash to close, ongoing ownership costs and the value of the features you will actually use.
Do not assume a posted contribution is extra money on top of every other promotion. Request written answers about combination rules, deadlines and the eligible property. Ask whether another home-specific opportunity exists, but do not plan around an unpublished discount that nobody has confirmed.
Is the community the right fit?
For a community marketed as age-qualified, obtain the governing age and occupancy rules before deciding. Verify how those rules apply to your intended household, guests and use of the property. The specific restrictions were not reviewed for this article, so the builder’s 55+ label should not be read as a complete eligibility determination.
Request association documents, current charges and details of what those charges cover. Clarify responsibilities for maintenance, future facilities and any applicable assessments. The cost of a lifestyle community belongs in the same comparison as the home’s purchase price, insurance estimates and property-specific taxes.
Before you register or visit
Contact your Realtor before online registration or a model-home visit so the builder’s current agent-registration policy can be checked. The sales team works for the builder. Discuss your own representation, the services involved and compensation in advance; do not assume a particular arrangement applies.
Buyer questions
Does an available home mean every amenity is ready?
No. Verify the property and the operating status of each important facility separately.
Is the advertised contribution guaranteed?
No. It is conditional; request the applicable written terms for the exact transaction.
Is this a verified price reduction?
No prior price was established for this home in this report. Treat it as an advertised asking price.
What is the next practical step?
Tour with a focused checklist: the exact home, documented costs, eligibility rules and current amenities. Choose the combination that fits how you plan to live from move-in day onward.
